About the Project
LOFT on Novaya Basmannaya Street

В April 2015, we met with the client at the building located at 23/3 Novaya Basmannaya Street, Moscow, Russia. This building, constructed in 1917, was initially a single structure. Subsequently, the ground floor was divided into two parts by a fire passage. Beneath the building was a basement with vaulted ceilings, which unified the divided sections. The primary construction material used was brick bearing the stamp "I.P. Voronin" (brick factory opened in 1898 in the village of Bolshiye Mytishchi). We were tasked with renovating the building: slightly increasing its height to allow for a mezzanine floor and harmonizing its style with the adjacent tall building against which it is positioned.

Project
We executed the project in an industrial loft style, expanding the building's volume by adding a mezzanine floor. To make the volume more harmonious and proportionate, we incorporated large arched panoramic windows into the facades, which not only provided excellent natural light for the interior space but also visually "stretched" the entire building upwards.
Exposed old brick, arched window masonry, and columns projected from the wall surfaces made our building more decorative and added relief to the facade. We designed the building to include a third floor with a usable roof, accessible via an exterior metal staircase. We complemented the metal elements in the project with metal railings that enclose the usable roof space. The facade columns extend to the roof and terminate in posts between the railing sections.
The basement was preserved as much as possible, with the vaulted ceilings and old brickwork being restored. All three floors of the building are connected by staircases. As a connecting element between the two buildings, a bridge was designed and constructed according to our plans. This integration made the building a cohesive architectural entity with a finished appearance. Despite its nearly six-meter height, it looks light and airy thanks to the architectural techniques we employed.
Our architectural solutions shaped not only the external appearance but also optimized the interior space, allowing us to focus solely on decor rather than additional interior design.
The initial data
This once beautiful building in the historic center of Moscow had been disfigured over the years with haphazardly inserted windows and doors, chaotic paintwork, and a lack of any restoration efforts. At the time of our arrival, it was being used as a warehouse.
