We have developed a project for a private house in the jurisdiction of San Diego County, California, USA, and successfully obtained a building permit. The project will commence shortly. The site features a challenging terrain (steep slope) and rocky soil. Additionally, American building codes impose significant restrictions on the placement of building footprints.
We designed two structures: the main house with a garage (SFD + JADU) and an additional dwelling unit (ADU).
The main house (SFD) has three floors (two above ground and a basement) and includes an autonomous apartment (JADU) with a separate entrance from the street.
- The upper floor of the SFD features a garage, guest bathroom, living room, kitchen, and access to an open loggia.
- The middle floor includes the individual JADU apartment and the SFD sleeping area (2 bedrooms, 2 bathrooms, walk-in closets in each bedroom, and a laundry room on the floor).
- The basement level contains two bedrooms with walk-in closets and a bathroom.
The ADU is a two-story building:
- The first floor is dedicated to the common area: living room, kitchen, access to the loggia, guest bedroom, and guest bathroom.
- The lower floor has 2 bedrooms, 2 bathrooms, and a laundry room.
Both buildings are designed in a modern style with flat roofs, stuccoed in white with accent black windows and decorative elements.
