We have designed a private house project within the jurisdiction of the City of Vista, San Diego, California, USA. One notable aspect of this project is that we applied the new SB9 law and became the first project to be submitted and successfully approved by the city under this law. Currently, the Vista project is in the construction phase. SB9 is a new law that allows for the construction of up to 4 units (previously 2) on a single lot.
We designed two townhouses:
- House with Garage (SFD 1 + SFD 2)
- House with Two Autonomous Units (ADU 1 + ADU 2)
Each SFD (Single Family Dwelling) has 3 floors: 2 above ground and a basement with access to a veranda and backyard. The upper floor of each SFD features a garage, guest bathroom, living room + kitchen, and access to an open loggia. The middle floor includes the sleeping area with 2 bedrooms, 2 bathrooms, walk-in closets in each bedroom, a pantry, and a laundry room. The basement level contains two bedrooms, a study, a walk-in closet, a bathroom, and access to a veranda and lawn.
The ADU (Accessory Dwelling Unit) building consists of 2 floors:
- The first floor houses ADU 1: 2 bedrooms, walk-in closets, a bathroom, a living room, a kitchen, and access to a loggia.
- The second floor is similar to the first and houses ADU 2.
The buildings blend with the surrounding street architecture and feature a distinctive exterior design: pitched roofs, facades plastered in white with accent black windows, and decorative elements.
